Buying Property in Gothenburg: A Step-by-Step Guide

From the bidding process to the köpekontrakt and the lagfart title deed, here's how buying a home works in Gothenburg — and what to budget beyond the asking price.

Buying an apartment or house in Gothenburg follows a clear, well-established process, but the details matter — especially the bidding (budgivning) that often decides the final price and the costs that sit on top of it.

The typical journey moves from viewing (visning) and open bidding to a binding purchase contract (köpekontrakt), a deposit (handpenning) of around 10%, and finally the transfer of possession (tillträde) when the balance is paid.

For houses (and freehold title), budget for the lagfart — the title-deed registration — at 1.5% of the purchase price plus a small fixed fee, and any new mortgage deed (pantbrev) at 2%. Tenant-owner apartments (bostadsrätt) instead carry a monthly fee (avgift) to the housing association.

EU/EEA buyers face no restrictions on Swedish property. Our team guides international clients through financing, the bidding process and every contract step — in English, Swedish or Danish.
